The problem
Lakefront ranch with a big hip roof, a chimney and a screened pool. The old roof was flat tile, weathered dark and streaked from years of Florida sun. The homeowner went with architectural shingles to replace it.
What we did
The tile came off down to the deck. Bad wood was replaced (the scope covered up to 10 sheets) and loose boards re-nailed. Self-adhering ice and water shield went over the whole deck, valleys included.
New drip edge set in roofing cement, gutters detached and reset where they tied into it, starter strip at the edges, then TAMKO Titan XT architectural shingles with ridge caps on every hip and ridge. Wall and chimney flashing got checked and replaced where needed, the attic ventilation was set up per code and every vent and pipe boot is new. We handled the permit and the inspections.

The result
The drone went up in early September. Gray shingles over every hip and valley where the dark tile used to be.
